SHON is an abbreviation for nett floor area. It is calculated by deducting certain areas from the (SHOB) gross floor area and is regulated in France with a very precise definition. There is no equivalent in English but its close to the Gross External Area (GFA) in England, where the area is excluded from elevator shafts, stairwell and voids.

Surface hors oevure nette – close to the Gross External Area (GFA) in England, where the area is excluded from elevator shafts, stairwell and voids.
Surface uitle brutte – close to Gross Internal Area in England which is more or less SHON minus area of structure
Surface utile nette – close to Nett Internal Area (NFA) in England which is more or less SHON minus area of structure, common parts and toilets
For some offices gross floor area is estimated at 93% of the net floor area and clear floor space between 83-85%.
