BIM Modelling: Key to the Architectural Process

In order to provide our clients with the best possible service, RB-Architects are now using Building Information Modelling (BIM) software for all of our major projects. The software which is called ‘Revit’ is produced by Autodesk who also make AutoCAD and other programs. This software enables us to make intelligent models of buildings which are useful for design development, tender information, production and construction.

Revit is a tool with which we can create 3D models of buildings and integrate into these models all the elements critical to successful and efficient design and construction. The software is collaborative therefore we can share our 3D model with all members of the design team. This allows us to benefit in many ways, from the design phase through to construction, and in particular to facilitate the analysis of the concept to ensure the overall coherence of the design. Through simulation tools we are able to predict the building’s performance before construction. For our clients, Revit guarantees a better quality of building in terms of conception and construction and improved management of the environmental aspects of the project.

Improved collaboration between all members of the design team

Revit is a collaborative tool, allowing all parties of the design team (architect, consultants, engineers, contractors, quantity surveyor, the client, etc.) to work simultaneously from the same file. The advantages to this are enormous. It provides coordinated information in a coherent way, for example the architect can work directly on a Revit model with the mechanical engineer to ensure that the installation of the services are considered whilst defining the position of the partitions. A precise inventory of the different components being specified and materials used (doors, windows, walls, concrete, etc.) is instantly available. It creates schedules of doors, windows and other areas which are automatically updated as the building is modified. The Quantity Surveyor can access this information in real time and calculate the quantities of materials. The on-going costs of the project can be continually assessed and any budget implications immediately highlighted and discussed by the team. This functionality allows the design team to each have a greater level of control over the project, adding their own discipline-specific knowledge to the model to achieve the best possible synthesis of information and so assuring a fully coordinated and high quality architectural project.

In using Revit software, we are able to develop our project designs for the client in a unique way. From the outset the project is set up in 3D and alot of detailed information can be produced very quickly, including plans, sections, elevations and perspectives of any part of the building. The 3D model can be used to create views and renders showing realistic finishes and with the correct sunlight position. Sections can be taken anywhere through the building design and details can be extracted. Due to the project information being contained on the same model and the various parties working on it simultaneously, their information is updated automatically and the project is more time efficient and cost effective – an attractive benefit that appeals to clients and contractors alike.
